Warner Creek Board Meeting – Minutes
December 10, 2025
Call to order @ 7:03PM
Attendance: Colleen O’Toole, Megan Kloustin, Bob Stanfield, Sarah Fabian, Jeff Leonard (Pinnacle)
Absent: Nöel Quiton, Anh Le
Approval of previous meeting minutes

President’s Report (Megan)
Neighbor who received courtesy violation notice remedied issue. Jeff will communicate with the neighbor to close out courtesy violation.
Basketball hoop storage concern has resurfaced, with complaining neighbor threatening to sue. Megan suggested new policy to clarify this for neighbors and make board enforcement (or lack of) clearer as well. First need to determine ownership of cul de sac islands; Megan to follow up.
Treasurer Report (Colleen)
Jeff has not yet received 2025 Financial Records from Compass but expects to Monday and will share out with board.
Board confirmed that dues are payable May, depending on Annual Meeting date, and the amount will remain the same for 2026 ($250)

Dec Cookies event went well / had good turnout.
2025 came in ~$800 under budget

Website updated to replace all Compass mentions with Pinnacle information
Link will be added to Helpful Information for residents to report streetlight outages (not HOA owned)
Pinnacle:
Jeff reported he will pick up files/Association property at Compass next week, including final disbursement from bank accounts.
Jeff said if there is a need for lawn/snow maintenance prior to an event, Kevin's can be emailed and will take care of it
New Business
Lawsuit fees: from recent dismissed lawsuit, these were much higher than expected. Lawyer (Dan) suggested a by-law amendment to recover these costs. Board approved a motion to engage lawyer to create this amendment, to be able to more responsibly manage Association funds and discourage frivolous lawsuits. Plan would be to have this amendment ready for vote at Annual Meeting.
Pinnacle: fully onboard. There is an online portal for paying dues/fees. Link will be sent to neighborhood ahead of annual fees. There is a $3.50 fee to pay via credit card. It is free to pay with ACH.
Frontier Fiber: they reached out for approval to install fiber in neighborhood in 2026. Board discussed proposal and came up with additional questions for follow up. Megan to provide answers and other details via email or in future meetings before a vote is called.
The meeting was adjourned at 8:10pm. Next meeting is 1/14/26.
