The WCHA Board of Directors is made up of a group of volunteers who are striving to make our subdivision a premier place to live. We are always open to suggestions. A homeowner can join the board of directors at the annual meeting.

Architectural Policies & Guidelines
This page summarizes the neighborhood's architectural policies in plain language to make them easier to understand. Full policy documents are available at the end of each section. If there is ever a difference, the official governing documents and adopted policies take precedence.

Fences​
Fences require approval before installation. Warner Creek uses a consistent fence style so the neighborhood feels cohesive and sightlines remain open.

Adjacent neighbors must be notified, and shared lot-line fences require neighbor agreement

Pools and safety fencing may also have Township requirements, which are separate from ABR approval.
​Some older fences in the neighborhood pre-date the current policy and are allowed to remain, but new installations must follow the approved style.

Egress Windows​
Egress windows require approval before installation. Although they are often part of finishing a basement, they change the exterior of the home.

The window and window well should match the style of the home's exterior and fit with the surrounding landscaping

Installation must be completed by a licensed contractor
-
The top of the window well border may extend no more than 1' above grade

Backup Generators
​
Whole-home standby or backup generators require approval before installation. Because they are permanent exterior equipment, placement and screening matter to minimize visibility, noise and exposure to exhaust for nearby homes.

Generators must be located in approved areas of the lot and not in front yards

Screening is required to reduce visibility from the street and nearby common areas

Installation must also follow township permitting and utility requirements

Helpful Note
If screening (such as landscaping) will be needed for the location, please show it as part of your submission.

Trash ​Receptacles
​
Trash and recycling pickup are a part of everyday life, but the containers aren't intended to be stored outdoors long-term. Promptly bringing them back in after collection helps to keep our neighborhood tidy.

Containers should not remain outside between collection days on a regular basis​

If your storage solution requires screening, please submit a request to the ABR for approval

Helpful Note
We understand that schedules, travel, weather, or other situations can occasionally get in the way. The expectation is about ongoing storage, not an occasional delay. If you’re dealing with a short-term situation that makes this difficult, please let the Board know so we can work with you.​
