The WCHA Board of Directors is made up of a group of volunteers who are striving to make our subdivision a premier place to live. We are always open to suggestions. A homeowner can join the board of directors at the annual meeting.

Governing Documents
Warner Creek is governed by several types of documents that work together. This page explains what each document covers and provides access to the official files.
How the documents work together

Not all documents serve the same purpose. Some establish the Association itself, some describe how it operates, and others provide day-to-day guidelines for the neighborhood.​

Declaration (Covenants & Restrictions)
The property rules
The Declaration establishes the neighborhood and contains the binding restrictions that apply to each property. These include use restrictions, maintenance obligations, and architectural authority.

Bylaws
How the Association operates
The Bylaws describe how the HOA functions as an organization, including Board elections, meetings, voting procedures, and responsibilities.

Policies & Guidelines
How the rules are applied
Policies and guidelines are adopted by the Board to provide reasonable procedures and expectations for carrying out the requirements already established in the Declaration. They explain how those obligations are applied in everyday situations.
