Board of Directors
The WCHA Board of Directors is made up of a group of volunteers who are striving to make our subdivision a premier place to live. We are always open to suggestions. A homeowner can join the board of directors at the annual meeting.

Home Projects & Exterior Changes
Planning some home improvements? Many exterior projects require review by the Architecture Board of Review (ABR) before work begins. The process is straightforward, and most reasonable requests are approved.
When do I need approval before starting a project?

If the change permanently affects the outside appearance of your home or yard, approval is usually required before work begins. This applies whether the work is done by you or a contractor.

Detailed guidelines are available on the Architectural Policies page.
Common projects that need review

-
decks, patios or pools
-
fences
-
whole home generators
-
egress windows
-
driveway extensions
-
large garden structures (e.g. pergolas)
-
significant landscaping changes (adding or removing trees)
-
affixed play structures or sports equipment
-
exterior color changes
This list isn't exhaustive, so if you're unsure, please ask first. The ABR is there to help you through the process, not block it.
What is the Architectural Board of Review (ABR)?

The Architectural Review Board (ABR) is a small group of Warner Creek homeowner-volunteers appointed by the Board each year to review exterior project requests. Their role is to confirm that projects follow the neighborhood guidelines and work well within surrounding homes and lots — not to weigh in on personal style or preferences.

Homeowners are welcome to reach out with questions or ideas before submitting a request.
How do I submit a request?

Submit a Home Project Request Form online before starting work.
Before submitting, it helps to have complete, clear details ready to include so the ABR can review your request quickly.
1. Describe the project
Include:
-
What you're planning to build or change
-
Size or dimensions
-
Location on the lot
2. Show where it will go
Include:
-
A survey, sketch or marked up photo
-
Distance from property lines (if known)
3. Provide details
Include:
-
Materials
-
Colors (if applicable)
-
Images or links for reference
How long does approval take?

The governing documents allow up to 30 days for a decision, but most requests are reviewed sooner. If your project has a specific timeline, you’re welcome to note that when submitting and the Board of Review will do its best to accommodate.
Please wait for approval before beginning work.

What if I already have a township permit?

Township permits and HOA approval are separate. The township reviews safety and building codes, while the HOA reviews placement and neighborhood guidelines.
A township permit doesn’t replace ABR approval, so both may be needed before work begins.
Common questions: fence approval, deck approval, replacing windows, replacing siding, roof replacement, painting house, shed rules, permit, timing, approval timing, ABR, generators
